The challenge

Avocat Group offers a focused suite of commercial real estate advisory services — tenant representation, site selection, and construction and relocation support — but had no paid search presence generating consistent inbound demand. The firm's website and service pages existed, but without a channel strategy connecting them to businesses actively searching for commercial space, the pipeline depended on referrals and outbound effort rather than compounding inbound volume.

The goal was clear: stand up a Google Ads program from scratch, reach businesses in active commercial real estate decision cycles across Florida, and generate qualified leads efficiently enough to justify fast scaling.

The approach

Cordelia Labs launched the account in December 2025 with four tightly structured campaigns targeting distinct intent segments: brand queries capturing users already aware of Avocat, a general commercial real estate campaign for broader acquisition terms, a construction and relocation campaign targeting businesses in active transition, and a relocating campaign addressing businesses evaluating new markets. Each campaign was structured to serve a different stage of the commercial real estate decision process, with separate ad groups, keyword themes, and bidding logic aligned to intent level.

The early focus was on establishing auction presence and identifying the highest-performing intent signals quickly. Within the first month, clear winners emerged: brand and general campaigns delivered the strongest CTR and lowest CPC, while construction and relocation drove the largest raw impression volume. Geographic targeting expanded beyond the Tampa Bay core to cover Orlando, Jacksonville, and secondary Florida markets, with New York surfacing as a meaningful source of out-of-state demand. As data accumulated, the team tightened broad match controls, expanded negative keyword lists to reduce off-market queries, and shifted budget toward the campaigns and geographies producing qualified traffic. The bidding strategy across campaigns used Maximize Conversions to allow Google's algorithm to optimize toward form submissions and phone call actions, accelerating lead quality improvements as conversion data built.

The results

The account went live with 1,335 clicks and 28 leads in its first full month. By January, leads surged to 116 — a 673% month-over-month increase — as the algorithm optimized toward higher-intent searches and the keyword mix sharpened. February extended that trajectory: 240 total leads, with paid search accounting for 94% of all inbound inquiries reaching HubSpot. The average CPC held at $0.67 against a CTR of 4.45%, reflecting strong alignment between ad messaging and search intent across a growing keyword footprint.

By April, the account was generating 2,414 clicks at a 5.79% CTR — with the top keyword, "warehouses for sale in florida," capturing 556 clicks at 11.72% CTR on its own. In roughly four months, Avocat moved from no paid search presence to a functioning inbound channel producing consistent commercial real estate inquiries across Florida's major markets.
